Gate Repair Before & After in Austin, TX

A gate that groans, sags, or stops halfway through its travel tells you something’s wrong long before it quits entirely. We’ve spent years documenting the transformations our technicians make across Austin neighborhoods, from Circle C to Mueller to Steiner Ranch. Photos show the work better than any claim could, so we keep a rolling record of what we find, what we fix, and what the finished repair looks like.

Swing Gate Actuator Replacement in Barton Hills

BeforeBeforeAfterAfter
Caption: Worn actuator arm removed and replaced on a residential swing gate in Barton Hills. Photos to be added.

The gate had been creeping slower for months, then stopped about two feet short of closing. We found the actuator, the motorized arm that physically pushes the gate open and shut, had stripped its internal gear and was drawing nearly double its rated amps. Our tech pulled the old LiftMaster arm, installed a matched replacement from our truck stock, reset the open and close limits, and had the gate cycling smoothly in about ninety minutes. The customer watched the test runs and said it sounded like a different gate, which is exactly the point.

Slider Gate Roller and Track Repair in Pflugerville

BeforeBeforeAfterAfter

This commercial slider gate had jumped its track, and the property manager assumed it needed full replacement. We found the steel V-track had warped in the Texas heat, one roller bearing had disintegrated, and the gate was dragging against the lower guide. Rather than replace the whole system, we cut out the damaged track section, welded in a new piece, swapped all four rollers, and aligned the gate so it rolled with one hand. Total cost came in around $900 instead of the $4,000-plus a full gate replacement would have run.

Electric Gate Operator Rebuild in Steiner Ranch

BeforeBeforeAfterAfter

The gate had gone completely dead after a storm rolled through, and the homeowner’s control board showed a burned relay. We replaced the board, the capacitor, and a corroded limit switch, then ran a full diagnostic on the loop detector, the sensor buried in the driveway that tells the gate a car is waiting. The gate came back to life the same visit, and we left the customer with a written 365-day guarantee on the repair. A board-level fix like this typically runs $350 to $650 parts and labor, far less than a new operator.

Gate Post Reset and Realignment in Georgetown

The gate’s hinge post had leaned far enough that the latch wouldn’t catch, and the gate sagged nearly three inches at the free end. We dug out the old footing, reset the post plumb in fresh concrete, welded a steel gusset at the hinge point, and rehung the gate so it closed true. This is one of the most common repairs we see on older Austin properties where shifting clay soil has worked posts loose over the years. Job took about half a day and gave the gate another decade of life.

Keypad and Safety Loop Replacement in Round Rock

The gate opened fine from inside but wouldn’t respond to the keypad, and the safety loop wasn’t detecting a car sitting at the gate. Turned out a lawn service had nicked the loop wire, and the keypad had been killed by a leaking battery that corroded the board. Our tech ran a new loop wire, installed a fresh keypad, and programmed both into the existing system. The homeowner got back full access control without replacing the operator, for a cost in the $400 to $700 range.
